Malaysia My Second Home(MM2H)

Malaysia My Second Home

Malaysia My Second Home (MM2H) is a government-recognised long-term residency programme designed for foreign nationals seeking to live, retire, or relocate to Malaysia. With visa durations of up to 20 years, the programme offers a structured pathway for individuals and families looking for stability in a well-developed and internationally connected country.

As a legal firm, we provide clear guidance on eligibility, documentation, and compliance—ensuring your application is properly structured and aligned with current MM2H requirements. Whether you are planning for relocation, retirement, or long-term residence, we assist you in navigating the process with confidence and peace of mind.

A Strategic Choice for Long-Term Residency

Malaysia has become an increasingly preferred destination for long-term residency, offering visa terms of up to 20 years, a well-developed legal and regulatory framework, and one of the most competitive costs of living in Southeast Asia.

With English widely used in both business and daily communication, and a mature legal system built on common law, Malaysia offers clarity and accessibility for foreign nationals navigating property purchase, residency compliance, and long-term financial planning. Its position at the heart of ASEAN further enhances its appeal for individuals and families seeking regional connectivity alongside long-term settlement.

Affordable Cost of Living

Malaysia consistently ranks among the most affordable countries in Asia for long-term residents, with housing, healthcare, and daily living costs significantly lower than Singapore, Hong Kong, or Australia — making it a practical base for retirees, families, and remote professionals alike.

Modern Infrastructure & Healthcare

From high-speed connectivity to internationally accredited private hospitals in Kuala Lumpur and Penang, Malaysia's infrastructure supports a comfortable, well-connected lifestyle — a key consideration for MM2H applicants relocating with family or planning long-term healthcare needs.

World-Class Education for All Ages

Malaysia is home to international schools and branch campuses of globally recognised universities. Children accompanying MM2H applicants can obtain a Study Permission to attend school without a separate student visa until age 18 — simplifying the process for relocating families.

Multicultural, English-Speaking Society

Malaysia’s multicultural society and widespread use of English make day-to-day integration straightforward for foreign residents, supported by an established expatriate community across Kuala Lumpur, Penang, and Johor.

Strategic Southeast Asia Location

Positioned at the heart of ASEAN, Malaysia offers direct flight access to major regional hubs, making it a practical base for business owners and professionals who need regular connectivity across Asia.

Favorable Residency & Tax Benefits

MM2H offers residency terms of up to 20 years (Platinum category), with foreign-sourced income brought into Malaysia exempt from tax and fixed deposits held under the programme also tax-free — a structure that rewards early, well-documented planning.

Frequently Asked Questions

Common questions about eligibility, deposits, property requirements, and the application process under the MM2H programme.

What is the minimum age to apply for MM2H?+

The minimum age for the principal applicant is 25 years old for the Platinum, Gold, and Silver categories, and 21 years old for the SEZ (Special Economic Zone / Forest City) category.

How long must I stay in Malaysia each year to keep my visa?+

A minimum stay of 90 days per year applies only to principal applicants aged 25 to 49. This can be accumulated by the principal applicant, their dependents, or a combination of both.

Once the principal applicant turns 50, both the principal and all dependents are exempted from the minimum stay requirement.

When do I need to purchase property to meet MM2H requirements?+

For Platinum, Gold, and Silver applicants, the property must be purchased within 1 year of visa endorsement. A property bought before the endorsement date also qualifies.

For SEZ applicants, property must be purchased before the visa is endorsed — the visa is only granted after the purchase is completed, and the process must be finalised within 3 months. Only properties from the Forest City developer qualify.

Across all categories, the property cannot be resold within 10 years, unless upgrading to a higher-value property or exiting the MM2H programme.

What is the fixed deposit requirement, and can I withdraw from it?+

The fixed deposit requirement varies by category:

  • Silver: USD 150,000
  • Gold: USD 500,000
  • Platinum: USD 1,000,000
  • SEZ: USD 65,000 (age 21–49) or USD 32,000 (age 50 and above)

Applicants may apply to withdraw up to 50% of the deposit for specific purposes, including property purchase, medical expenses, children's education, or local tourism — subject to the property-purchase timing conditions for each category.

Can I bring my family under the MM2H visa?+

Yes. Eligible dependents include your spouse, unmarried children up to age 34, and parents or parents-in-law. All can be included under a single principal application.

What government and agency fees are involved?+

Each category carries a one-off government participation fee (ranging from RM 1,000 to RM 200,000 depending on category) and a one-off government processing fee of RM 5,000 for the principal applicant and RM 2,500 per dependent.

A separate one-off licensed agency fee also applies (RM 40,000–70,000, depending on category), plus an annual visa fee of RM 500 per applicant.

Do I need medical insurance and a health check-up to qualify?+

Yes. All applicants must undergo a medical examination and hold medical insurance recognised in Malaysia before visa endorsement.

Are there any tax benefits under MM2H?+

Foreign-sourced income brought into Malaysia is tax-exempt, and fixed deposits held under the MM2H programme are also tax-free.

What happens if the principal applicant passes away?+

The MM2H pass can be transferred to the deceased principal applicant's next-of-kin, allowing dependents to continue enjoying the visa.

Can I apply for MM2H on my own, or do I need a lawyer or agent?+

All MM2H applications must be submitted through an authorised channel. Engaging a law firm early — particularly for the property purchase and fixed-deposit compliance elements — helps ensure your documentation, property title, and family structuring are properly reviewed before submission, reducing the risk of delays or rejection.
